What infrastructure improvements will be provided?
Our plans include a new healthcare centre for new and existing residents. We are also proposing to deliver new recreation space, walking routes and play areas for the local community. As part of the proposals, we will also be providing funding towards other key local infrastructure, including roads and education.
Will there be affordable housing?
Yes. 40% of the homes on site will be affordable homes. This could include a range of options, such as social rent, affordable rent, shared ownership, and discounted market sales. All of these are designed to ensure that quality housing is accessible to everyone.
How will you manage the impact on traffic?
A comprehensive transport assessment will be undertaken as part of the planning process to assess potential impacts on local roads and identify appropriate mitigation measures. We will work closely with West Northamptonshire Council and National Highways to ensure all mitigation measures are undertaken. The site is well connected to the existing road network, and we are also exploring opportunities to enhance sustainable transport options, such as walking and cycling routes and enhancing public transport.
How will you address the flooding risk?
Although flooding is not a risk on this site a comprehensive drainage assessment will be undertaken which will inform our comprehensive drainage strategy. As part of the plans we will take into account the cumulative capacity and impact the site may have and that will inform how our drainage strategy evolves to mitigate any potential effects and improve local drainage as a whole.
What will be done to protect local wildlife and green spaces?
We are committed to delivering a development that respects and enhances the natural environment. The proposals will include a biodiversity net gain by creating more wildlife-friendly habitats on the site. We will also deliver new open green spaces, woodland parks and extensive landscaping to improve the local environment.
